New build home Design Center Upgrades? Which ones improve the homes value? - home building design

I think I have a lot to build a new house. It is now time for the scenery, wiring and design center appointments. I am in all areas except the design center cool. Lighting fixtures, fittings, etc., I can do it yourself. Is it wise to give the countertops, cabinets, sinks, etc. (major items)? The cost of these items are packed in house prices in the area.
